All houses advertised for sale or rental require an Energy Performance Certificate (EPC). These rate the energy efficiency of a property on a scale of A-G and suggest areas where energy and money can be saved. These can be obtained from a qualified accredited Domestic Energy Assessor (DEA) who does a survey of the property.
It is the responsibility of the owner to obtain an EPC at the outset of the selling or letting process.
It is also one of the legal documents that is required for completion after a sale has been agreed.
